  • We rented our offices for over 10 years. The offices and communal areas were regularly cleaned and maintained when necessary. The Hofmanns personnel were all friendly and if necessary always happy to help with any issue.

FAQ’s

  • The rental prices are laid out in the office floor plan above. Prices are inclusive of rent, rates, heat, light, electricity (any extraordinary electricity usage requirements would be subject to discussion) and use of the communal areas and maintenance thereof.

  • We have a simple monthly license although discounts are available for longer durations of commitment.

  • Amenities included in the facility are:

    • Well-appointed meeting room.

    • Maintained kitchenette.

    • Maintained Male/Female/Disabled toilet facilities.

    • WIFI (although most tenants choose to enable their own connection which are available via BT fibre optic or Zoom).

  • We typically supply the offices unfurnished, but we do have some furniture available on request.

  • There is on street parking immediately in front of the premises and immediately behind the premises accessible via a secure gate.

  • The offices are situated on the 1st floor with access only available via stairs.

  • We have had a multitude of different businesses work from our premises over the years, from production engineering, to media, IT training, forensics and health & beauty. We will always endeavour to accommodate a local business wherever possible.

  • The offices are part of motor dealership where we care for some very expensive cars, so security is naturally taken very seriously. We have a red-care alarm system in place to effect police response in the event of a break in as well as remotely operable CCTV. The main compound area is gated and padlocked and the forecourt area has steel bollards around the perimeter. Each office has its own lock and key.

  • We own the buildings ourselves, so we care about the upkeep and the presentation. At the time this was written (October 23) the offices have just been refurbished with new carpet tiles, fresh paint and new LED lighting system fitted. Communal areas have a contracted cleaner and we encourage all tenants to highlight maintenance issues with us as soon as they arise so they can be addresses promptly.

  • We are happy for people to reasonably adapt the space to their needs as long as it is returned to the same condition at the end of their tenancy with the finances for this provided for.

  • No, we cannot accommodate this.

  • We are very conveniently located on Newtown Road, just off the Reading Road. The train station and Henley Town Centre is a 5 minute walk and accessible via a footpath. There are bus stops for Reading and Oxford from the Reading road. The Tesco superstore is one block away and there is a local gym there with a Café. There is a local pub a short walk down the Reading Road. We have a variety of useful local business operating from within the estate including Self Storage, Hair Dressers, Garages and Tyres etc.

  • We do not cover tenants’ property so you will need your own insurance for office contents.

  • If you commit upfront to 6 months tenancy your first month will be FOC.
